You keep your account
We are not a rental company and we do not take your house onto our books. Your Airbnb listing, your calendar and your payouts stay yours, and you can see every one of them.
Our rates are on the website
18% full service, 15% if you want to stay involved. No contact form standing between you and a number, because you should be able to compare before you call.
Your home gets its own website
Most managers put your house on their site, where it competes for attention with the other thirty houses they handle. We build your home its own web address, with its own name and its own photographs. Every Book now button on it goes straight to your Airbnb listing.
Somewhere to send people
A house with its own address is something you can put on a sign, in an email, on a business card or in a local ad. Guests who already loved the house come back to it by name instead of hunting through a search result.

The domain is registered in your name. If you ever leave us, the site, the photographs and the guest list go with you. We think that is the only honest way to do it.
Yours to keepEvery booking still runs through Airbnb
We do not take payments and we do not sit between you and your guests. The site is a shop window; Airbnb is the counter. Your protections, your reviews and your payout schedule are unchanged.

A visit, an honest read on what it will earn, and a short list of anything worth fixing before guests arrive. No obligation and no pitch deck.
We get it guest ready
Photography, listing copy and pricing, plus the two pieces of paperwork owners most often miss: your Florida vacation rental license and your Nassau County tourist tax registration. Both stay in your name. We make sure they exist.
We take over the day to day
We run your listing and answer your guests. Every turnover is cleaned by our own people rather than whichever crew a subcontractor sent that week, so it is the same faces in your house each time and they notice what someone new would walk past. You watch all of it from your own Airbnb account.
You never have to take our word for what your house earned
This is the part most owners have to take on trust with a management company, and it is the part we designed out.
Guests book with you
Every reservation is made through your Airbnb listing, in your account, under your terms. We operate the listing. We are not a party to the booking.
Airbnb pays you directly
Payouts go to your bank account on Airbnb's normal schedule. We never hold your money, which means there is no trust account, no float and no waiting on our statement.
We invoice our percentage
You can see every reservation and every payout in your own account, then check our invoice against it. Full transparency is not a promise here, it is just how the plumbing works.
Airbnb does not pay your Nassau County bed tax
Neither does Vrbo. The county collects a 5% tourist development tax on Amelia Island, and the platforms do not remit it for you. Every owner is personally responsible for registering and filing every month. Plenty of owners find this out the hard way.
We are from here
Two island families, the Smiths and the Silvas. Four generations on one side, five on the other. We started this because the houses here deserve someone who is actually on the island on a Sunday night.
